WATER TANK CLEANING
AND DISINFECTION GLASGOW

Domestic and Commercial Water Tank Cleaning and Disinfection in Glasgow

Bio-film build-up, scale and sludge are inevitable in cold water tanks over time. Sediment, wall mould, stagnant water and corroded equipment are other nasty by-products of a neglected water tank.

But there could be more than algae growing in your drinking water.

A dirty water storage tank provides the perfect breeding ground for deadly bacteria like Legionella and E.coli.

Landlords (or any premises managers) in Aberdeen and Scotland must abide by government regulations regarding potable water. Part 2 of the HSG274 legionella control document states that cold water tanks should be inspected annually and remedial works must be carried out when necessary.

Cleaning Private Water Supplies in Glasgow

Loch Katrine, owned by Scottish Water, is a freshwater loch in the Trossachs and is the main source of water for the city of Glasgow. The mains water in Glasgow is also owned by Scottish Water who act as wholesalers for various water companies in Scotland. If you live in Glasgow it’s likely that your water and sewerage services come from Scottish Water, the cost of which is included in your council tax bill.

However, some rural parts of Glasgow operate on a private water supply. This means that their water comes from a spring, borehole, well, river or loch rather than Scottish Water.

Many properties in Glasgow are on a private water supply, some of which are known as Regulated Supplies, providing water to residential properties of over 50 occupants, Airbnbs, factories and rented cottages.

New Scottish legislation states that landlords who rent out entire properties or single rooms within a house that uses a private water supply, have a legal duty to ensure the health and safety of their tenants by testing their water supply.

While it’s your responsibility to maintain and manage your private water supply, the quality and quantity of the water provided is monitored by your local council.

Why do I need to clean my water tank?

Even a small amount of Legionella can pose a serious threat to human life, carrying a mortality rate of 10%.

Regular water treatment will maintain safe, bacteria free drinking water, for both domestic and commercial water tanks and prevent fatal diseases like Legionnaire’s. Landlords are bound by law to protect their tenants and homeowners have a duty of care to vulnerable people within their household.

How often should water storage tanks be cleaned?

Because Legionella bacteria can double every 15 minutes, regular water sampling and tank disinfection is recommended.

Water tank cleaning every 6 months or once a year at least will ensure that your water tank is in sound condition and that no outside contaminants foul your drinking water.

A trained engineer can also assess your tank’s design and suggest ways your tank can meet design regulations to prevent fungus growth.

Can I clean my water tank at home?

Potable water tank cleaning can be done at home. You’ll need water tank cleaning kit that includes specialised equipment, industry approved cleaning chemicals and protective clothing.

Never enter cold water storage tanks or confined spaces unless you are a trained professional.

Working with chlorine can be extremely hazardous. Chlorine can damage your skin, eyes and respiratory system. Always wear protective clothing and in case of doubt it’s always best to contact a trained professional.

Legionella is a particularly deadly bacteria that can lead to legionnaire’s disease. To ensure there is no trace of Legionella in your drinking water, be sure to carry out a Legionella Risk Assessment and a strict Water Tank Cleaning procedure regularly.

Potable water is drinking water that has been treated to a standard of cleanliness that’s safe for human consumption.

To clean your water tank at home drain the water tank, clean the inside of the tank, wash and rinse the tank with a high pressure hose pipe, disinfect the tank and pipes and finally safely empty the tank and leave to dry. You’ll need a water tank cleaning kit including industry approved chemicals and protective clothing.

Water tank cleaning should be conducted at least annually but water testing is recommended every 6 months to check for harmful bacteria such as E.coli and Legionella. Domestic water tank cleaning and commercial water tank cleaning are subject to different regulations so be sure to check Scottish Government guidelines.

Anti-bacterial spray or liquid bleach can be used to disinfect your water tank at home.

Remove sludge from your water tank by siphoning without emptying the tank. The Department of Health recommends using an inverted funnel in the end of a hose to move it carefully across the bottom of the tank. Then the sludge, plus the lower portion of water in the tank, can be released to waste.
