Temperature Controls
The best way to mitigate the risk of Legionella bacteria is to maintain the cold water temperature below 20 Celsius which keeps the bacteria dormant. For hot water storage, the temperature should be above 60 Celsius so that the bacteria cannot survive.
Routinely taken from key areas of the system
Documented to highlight deterioration
Electronic or paper logbooks to suit your needs
Aerosol Maintenance
A critical aspect of Legionella control is the maintenance of site assets that create aerosols, as it's the inhalation of Legionella bacteria that poses a risk to health. Showerheads are the perfect breeding ground for Legionella bacteria with temperatures between 35-45 Celsius and quite often a build up of scale and/or biological growth, providing a nutrient source for the bacteria. With this in mind, preventative maintenance must be routinely carried out.
It's not just showers that are affected. Other systems might include pressure washers, hot tubs, humidifiers, air conditioning units, sprinkler systems, car washes or even the garden hose.
Routine cleaning and disinfection quarterly, or at a frequency determined by the risk assessment
Recorded on site logbook
Regular flushing of little used outlets to reduce stagnation
Additional Controls
Other areas that require routine monitoring and checks would include any installed water treatment plant. This might be filtration, UV sterilisation, water softeners or chemical dosing. We can provide these checks as part of a package or ad hoc as required.
Thermostatic mixing valves (TMVs) require checks to make sure they are operating as designed. These checks ensure that the TMV is not supporting legionella bacteria and also that the fail-safe mechanism is functional and prevents scalding in the event of a break in the cold water supply. They also require de-scaling & disinfection in certain circumstances.
We can cover other controls to suit your needs.
