Moray’s water supply comes from the River Spey. Badentinan and Glenlatterach water treatment works, owned by Scottish Water, take water from the River Spey to jointly supply the residents of Moray with clean, fresh drinking water.
There are 841 private water supplies in Moray which serve over 2110 properties. A private water supply means that their water comes from a spring, borehole, well, river or loch and is managed by the property owner rather than Scottish Water. Moray properties running on private water can be domestic or commercial.
New Scottish legislation states that landlords in Moray who rent out entire properties or single rooms within a house (including Airbnb and holiday lets) that uses a private water supply, have a legal duty to ensure the health and safety of their tenants by testing their water supply.
While it’s your responsibility to maintain and manage your private water supply, the quality and quantity of the water provided is monitored by your local council.
All private water supplies must be registered with Moray Council. This register is shared with public bodies such as Scottish Environmental Protection Agency (SEPA) to ensure that drinking water isn’t compromised agricultural work or new developments.
Your private water supply must meet certain standards and Moray Council offers 2 types of sampling service:
2017 – Regulated Supplies or Regulation 2 supplies – Supplies serving 50 or more persons in total, or supplies to commercial or public activities irrespective of size, (these are regulated by the Water Intended for Human Consumption (Private Supplies) (Scotland) 2017), or
2006 – Type B Supplies – Supplies serving only domestic premises with less than 50 persons in total supplied (These are regulated by the Private Water Supplies (Scotland) Regulations 2006). To register your private water supply or book sampling visit the Moray Council website.

Small domestic water supplies, where all the properties are owner occupied, are exempt from these new regulations.
On a private water supply you might run low or run out of water completely. Scottish Water can provide you with water in such emergencies and you’ll have to arrange this with your local council. If you think something is wrong with your current supply don’t drink the water. Use bottled water and wait until a professional has identified the source of the problem.
